You need to speak with the Small Business Administration because NY has so many different rules, regulations and licensing requirements for talent agencies. There are laws regarding how much commission you can charge, how you need to employ your models, what sort of insurance you need to have, special requirements for models under age 16, etc, etc.

If you're older than 30, your skin doesn't have the same elasticity as a younger person does - and it might not be possible to improve it very much without a tummy tuck. A friend of mine who is a personal trainer thinks that weight training can help with loose skin.

Any advice on how to get over extreme guilt?
Had a knot in my stomach for a few days now, feeling nauseous. Was debating whether to adopt a 6 yr old adult tom cat from the SPCA. Felt sorry for him, so I adopted him. Once he was home I noticed his urine was extremely potent and smelly, which ';should'; go away in a couple of weeks. Brought him out a couple times he would scratch our furniture. Our existing cat was acting scared and not purring like her normal self. I felt guilty for my existing cat, felt guilty for adopting the tom cat and not wanting him anymore because he is a great cat. I took him back to the SPCA yesterday after having him for a couple days and feel horrible. Realized I was a ';one'; cat person, I can't handle two. I didn't feel the same towards the tom cat like I did my existing one, I felt a little bitter towards him for smelling up my house and making my current cat act different. Recently, I relieased the great importance of having a large pool of words and phrases at my own disposal - for different social settings, understanding others, describing a thought, an idea, a process, almost anything involving verbal communication.
However, i find myself using the words and phrases I have been accustomed to use since I was a child. Recently, I started to read alot...
Do you know a good method to increase your vocabulary? And how do you master these words - like consciouly incorporate them into your conversation, writing so on? Are there any good books or sites on this subject?

I'm French but wanted to learn words that expressed ideas and concepts rather than words such as ';table'; or ';leg'; or ';concrete';, etc...
Just go to a book shop. They have such books and they also help you memorise them and use them again. I think a good idea would be to learn those words and write down sentences before using them in a conversation: you don't want to confuse one meaning with another!

Here's a trick I've learned from a book on learning another language, that has worked well both in my second language and in English. As you read, make yourself flashcards with the words that are unfamiliar to you. Rather than putting one word on each card, you can hold the card the ';tall'; way and write about six words on each side. On the first side, number from 1-6 and write the words you are unfamiliar with. Then, flip the card over and number 1-6 again and add the definitions. They don't have to be full dictionary definitions - just enough to make it clear to you what the word means. Carry your set of homemade flashcards with you, and review whenever you have a spare moment. By doing this, you will internalize the vocabulary and find it at your disposal when you need it.
You can read the dictionary, and find words that might be useful to you. Keep a notebook and write the word, the meaning and how it's gonna help you. Eg. U have the word extraodinary-out of the normal stuffys.
Your skills are extraodinary! (plz bear with me if i have any grammartical misstakes.)

Well, dont watch tv, read, learn new words everyday one or two a day then write them down the meaning then use it in a sentence say it outloud....but..I must warn you ..just because you expand your vocab it doesnt mean the whole world is.becareful where and to whom you use ur larger voc. it might offend someone!

Reading books on different subjects, also enroll in a college course so that you can have some intelligent discourse and not the everyday ';Did you see American Idol'; conversation...
i was acommunications major in college and on the first day of class my professer said that the most inmortant thing about communication is to listen......we gain more knowledge that way and lessen our chance of miscommunicating our own ideas
constantly meditating on few new words silently in your mind and trying to use it appropriately is the key.Once you master it proceed for other new words.Do not make haste.

Advice for parents on how much help to give with homework?
My daughter is in year 8 and gets what seem to me to be really demanding homework. She claims not to know what I think she needs to know in order to be able to complete the tasks. Should we let her give in work which is what she can produce on her own but basically incorrect, or should we spend hours effectively teaching her at home? I'm concerned that if we give her too much help then the teacher will think that she knows more than she does, but then if we give her no help, will we know when there's a problem? From a (secondary maths) teachers point of view, I see homework as a way of assessing what they have done in class, to see if they have fully understood. I teach Y10 and 11 and encourage the students to write me messages about how they find the work both classwork and homework which helps me. Maybe you or your daughter could write a sentence at the bottom of the work explaining how much support was given.
Children can be sly/lazy, are you sure she's not just making you do the work? Maybe support her by sitting with her while she searches the Internet for help, rather than giving her all the answers. It may be that she starts to remember much more from class if you are not spoon feeding her the answers. But I wouldn't let her hand in wrong homework, as then she is in effect learning something wrong, and Murphy's law would be that she remembers the wrong information.
If you are concerned then contact the head of Year and discuss your concerns, it may be that she is in too high sets and would benefit from being moved down, but only the subject teachers would be able to answer that one!

Our school suggests that homework for our eight year old should take no more then half an hour. If she is stuck, we will explain a question to her etc. After half an hour what is done is done, and we put a note in to say that unable to finish the task in the time.
The school needs to know what the child can do........ if you do too much then you are correct your child may be assessed as being more able and then get less help in class, which perpetuates the problem.
My daughter only gets homework once a week, with reading and spelling on other nights. It is a matter of getting some balance, if she is working hard all day at school then she needs some down time, and also exercise, fun time and family time too.
It might be worth booking an appointment with your daughters teacher and having a chat with her about it. You are both on the same side - wanting the best for your daughter.

I just asked this Q in health%26amp; Beauty but not getting much answers- I just got lice 2 weeks after my 4 month old neice got it from our nephew(my niece already has a ton of hair)-Me %26amp; my sister took all the pre-cautions -we treated it with Lice killing shampoo,washed everything in the house -vacumed the house and the car out -and even threw some stuff away - we also spent hours combing nits out of my nieces hair-We have been checking each others heads everyday and we have all been clear- So now 2 weeks later I cant understand how I got it today I found a lice bug and 4 nits in my hair!!- I just treated myself with the shampoo %26amp; have fine combed through my hair but found no more nits or bugs and have to wait 10 days until I can use the shampoo again -what else can I do besides nit-picking/combing them out in the mean time -any advice, remedies or products that have worked for you %26amp; your family - what about tea tree oil or vinegar?? Mayonaise... cover the head completely (I mean the hair, not the entire head...) with mayo, and let it soak for a couple of hours. Then wash out with regular shampoo and rinse like normal.

Olive Oil. Put a 1/2 bottle totally over the head area. Put a shower cap all over it. You will feel them moving and trying to run but it will be so slippery that they will die. They can't feed on the blood if there is not enough grip. Let it sit for a few hours then wash it out with the lice shampoo. Rinse and then comb her hair. Later wash it again to get the rest of the olive oil out. Again comb the nits.
This should get rid of the nits and lice. Remember it only takes 1 nit to start the cycle again.

I have started to get really bad heartburn in the last few weeks of pregnancy so much so that its waking me up at night. Ive tried gaviscon,rennies and milk but nothing seems to take it off any one got any better ideas?Has anyone got any advice on how to get rid of heartburn?

I've been prescribed Gaviscon Advance which I've found to work better than regular Gaviscon, but sometimes even this doesn't do the trick. Check out Zantac 75 pills. They're the best treatment I've had so far for the heartburn, and I only wish I'd discovered them sooner!!
I was climbing the walls with it, especially after taking Rennies and various other tablets. It's a nightmare, isn't it?!
(You may need to get the all clear from the midwife or the doctor before taking Zantac pills but believe me they were the best things so far! You take one and it lasts up to 12 hours.)
Also, I got an email from the Mothercare people which said that watermelon or honeymelon is a good reliever of heartburn as it's cooling and refreshing, and there's nothing in there that will exacerbate heartburn any further. I haven't tried this though as I'm not very keen on melon, lol but thought I'd pass it to you in the event you might like to try!
Have you tried extra strong mints. My midwife recommended these and it eased it off for me. Good luck.

Saltine crackers worked wonders for me. I kept a package by my bed and would eat a few crackers when my heartburn was really bad. I hated heartburn! I hope this helps!

With my first i had a bit of bicarbonate of soda in a bit of milk. Tasted like i was drinking liquid metal but it worked for me. (didn't get heartburn for 3 days after taking it)
Or you can try your local herbal shop for a natural remedy
try tums, or rolaids soft chews, both worked really well for me, and the rolaids soft chews actually taste pretty good.
Tums are safe to take during pregnancy. Have you told your Dr. about it.

do NOT use rennies!,they are tablets that contain bicarb of soda that can start off labour!,docs just say use gaviscon and avoid spicy food
i have this problem also. i would def. try asking your dr. if you can get a prescription med. that is what i have, and it still isnt perfect but it helps a lot, plus i think its true the eating close to your bedtime is bad, or large quantities of food at a time. smaller meals are probably best.

Ask him if you can try it, it is only available on prescription.
Be careful what you eat, how late you eat and if need be my doctor said i can use tums or pepcid AC. I'd check with your doctor to see what otc stuff you can use. Hopefully it helps! I feel your pain sister!
when i was pregnant i had bad heart burn and introgestion i went to my doctor who gave me gaviston. it worked straight away. hope this helps.
Just take over the counter white tums (generic is fine) and drink 2% or whole milk. You will have to keep the tums by your bed and you will be making numerous trips a night to the fridge. Other than that....you can try to limit your food after a certain hour and watch what you eat for dinner. It is hard, I know!! My third daughter was the worste and she came out bald!! I had terrible heartburn with all four of my children!!
I drink lots of milk. It also is good for baby, so kill two birds with one stone.
I've got heartburn now thinking about it...hehe.
Weird suggestion but its helping me.... The love hearts sweets that you get from any shop. I dont know why, but it was rec by someone at work and it did make mine go away. Good luck, these past few weeks are hell, arent they?

1) when you have ameal do not drink anything with it - not even a glass of water. Either have a drink half an hour before or an hour after but not at the same time
20 do not eat anything that is high in any specific substace e.g. high in sugar or high in fat or high in starch. make your meals well balanced and varied.
3) Get some rennies - they were the only thing that worked for me when all else failed.
try half a teaspoon of bicarbonate of soda in a wee bit milk its not very nice but its the only thing that works
Try Pepcid AC. My OB said that it is safe for pregnant women. If that doesn't help ask for a prescription. I took Protonix and I finally got some relief. Good Luck.

Eat small meals not too late at night. Also I find ginger beer eases it. Good luck.
Try to avoid foods that cause Heart Burn.
For example, things like orange juice causes heartburn. Try to not eat chocolate, or drink coffee. Tomato sauce, hot spicy foods. Fried foods also cause alot of Heart Burn. Also, mints cause really bad heart burn. Mints is something that ALWAYS gave me heart burn. Also try to not eat anything to close to bed time. It is good to give your body at least two hours to digest foods, then try to keep your head elevated above your feet. (This is hard, because they say to put blocks under your bed)
My Husband has very bad heartburn. These are the things that are recommended by his doctor to reduce it.
Also eat tons of Tums. If non of that helps, try to talk to your Doctor, they might be able to get you something stronger.
Tell your doc I got on a med that was safe for the baby but i cant remember what it is called
OK - Tums rock the known universe - I keep a roll in my purse and a pack on the nightstand.
Also, try not to eat at least 3 hours before going to bed. This gives you time to digest.
You may also want to eat smaller meals more often.
Try and figure out if it is a specific food that is bothering you. I'm avoiding anything tomato based (due to the acid levels) as well as Garden Burger and Ice Cream (both which seem to cause a serious reaction.
Finally, when all else fails, sleep sitting up.

Be careful what you eat, how late you eat and if need be my doctor said i can use tums or pepcid AC. I'd check with your doctor to see what otc stuff you can use. Hopefully it helps! I feel your pain sister!

Just take over the counter white tums (generic is fine) and drink 2% or whole milk. You will have to keep the tums by your bed and you will be making numerous trips a night to the fridge. Other than that....you can try to limit your food after a certain hour and watch what you eat for dinner. It is hard, I know!! My third daughter was the worste and she came out bald!! I had terrible heartburn with all four of my children!!
I drink lots of milk. It also is good for baby, so kill two birds with one stone.

1) when you have ameal do not drink anything with it - not even a glass of water. Either have a drink half an hour before or an hour after but not at the same time
20 do not eat anything that is high in any specific substace e.g. high in sugar or high in fat or high in starch. make your meals well balanced and varied.
3) Get some rennies - they were the only thing that worked for me when all else failed.
try half a teaspoon of bicarbonate of soda in a wee bit milk its not very nice but its the only thing that works
Try Pepcid AC. My OB said that it is safe for pregnant women. If that doesn't help ask for a prescription. I took Protonix and I finally got some relief. Good Luck.

Try to avoid foods that cause Heart Burn.
For example, things like orange juice causes heartburn. Try to not eat chocolate, or drink coffee. Tomato sauce, hot spicy foods. Fried foods also cause alot of Heart Burn. Also, mints cause really bad heart burn. Mints is something that ALWAYS gave me heart burn. Also try to not eat anything to close to bed time. It is good to give your body at least two hours to digest foods, then try to keep your head elevated above your feet. (This is hard, because they say to put blocks under your bed)
My Husband has very bad heartburn. These are the things that are recommended by his doctor to reduce it.
Also eat tons of Tums. If non of that helps, try to talk to your Doctor, they might be able to get you something stronger.

OK - Tums rock the known universe - I keep a roll in my purse and a pack on the nightstand.
Also, try not to eat at least 3 hours before going to bed. This gives you time to digest.
You may also want to eat smaller meals more often.
Try and figure out if it is a specific food that is bothering you. I'm avoiding anything tomato based (due to the acid levels) as well as Garden Burger and Ice Cream (both which seem to cause a serious reaction.
Finally, when all else fails, sleep sitting up.

I feel like its impossible to know when you are in love. I have thought I was in love at least four times in my life. I always just jump to the conclusion that I am in love because the relationship is new. I now have a new relationship with a friend I have had for two years. This is my second unit with the organization but my first with my present worker. During the months before I took a unit, she showered me with kindness. Now that I am in the unit, her attitude has changed to include moments of meanness or cruelty, including derisive insults pointed at me and other people in my life. I am pressed to keep these appointments. We meet in public at a diner, and the organization pays her a supplement for gasoline; however I suspect we are out of bounds strictly-speaking in terms of meeting the requirements of meeting at home and going to see doctors. I think my worker would even like me to pay her for gas to go out for coffee with me. I've done the corporate thing, and although it made me a decent living, I was miserable. So I made the commitment to myself to pursue my music career, ALL THE WAY. Not trying to find time after a long hard days work at a stuffy corporation then come home EXHAUSTED and try to muster up some creativity to write some music. I just wasn't working at all. Since i've been unemployed my craft has gotten stronger, and I know its only a matter of time until it really starts to pay off (i've made a few bucks here and there, but it's not steady). Being unemployed is really starting to take its toll. I have montly benefit checks that come in but its not nearly enough to pay my ever growning debt. Any advice on how to take control over this situation? I know that getting a job is the most obvious choice but getting a job will take away from my music, which I am working full time on. Why don't you teach private music lessons? This way you will be able to do what you love, while teaching others. Even though you don't want to work, I am sure you would be able to get a part-time position 20 hours/wk and wait tables, etc. Just b/c you don't want to do it doesn't mean you don't have to.
You need to have an income at all times. I know lots of artists. A very small handful make a living at it. Eventually you'll have to make a living either at music or at something else. Why not do casual gigs? You usually make 300 a night doing those. What about giving lessons. What about a part time job. You said it's only a matter of time before it pays off. It's not paying off now. It could be years before you sell anything. Face it, there are thousands of people doing the same thing you are. There is a real posibility you will never make a living at this. You're setting yourself up for a real disaster. You can meet lots of like-minded people, especially in grad school. People who are in the same spot you are. You can learn from extremely bright, experienced individuals (profs) how to do your craft better than you ever imagined. You can usually take some college loans which offer a much better interest rate than any other source of debt....

I know you're not going to like my answer but we have to be real here. You don't want to get deeper and deeper in debt. It's OK to dream but follow your dreams on your days off. On the weekend or when you get off work I know you're tired but following your dreams comes with great sacrifice as you know already.In falling deeper in debt but pursuing my dream. Why don't you teach private music lessons? This way you will be able to do what you love, while teaching others. Even though you don't want to work, I am sure you would be able to get a part-time position 20 hours/wk and wait tables, etc. Just b/c you don't want to do it doesn't mean you don't have to.
You need to have an income at all times. I know lots of artists. A very small handful make a living at it. Eventually you'll have to make a living either at music or at something else. Why not do casual gigs? You usually make 300 a night doing those. What about giving lessons. What about a part time job. You said it's only a matter of time before it pays off. It's not paying off now. It could be years before you sell anything. Face it, there are thousands of people doing the same thing you are. There is a real posibility you will never make a living at this. You're setting yourself up for a real disaster. Cook the turkey breast down at 400 degrees for 30 minutes
Turn the turkey back over cover with a tent foil and cook at 325 until done.
Take the turkey's temperature don't rely on the pop up thing.
Thickest part of the breast should be 165 degrees
Thickest part of the thigh should be 170 to 175 degrees
8 to 12 pounds 2 3/4 to 3 hours
12 to 14 pounds 3 to 3 3/4 hours

i would recommend getting your feet wet with a caterer or hotel that does a minimum of 40 weddings a year. also working with a church(es) wedding coordinators. there is so much more to it then the movies. things will pop up and you will have to be able to control and fix every situation. the timing will need to be coordinated so knowing how long it takes to serve the food (and how to carry a tray) are imperative, cutting the cake.... all those things. once you have the experience....
i would work a couple/few years with a reputable hotel or hall/venue. do the extras on your own and that will allow you the ability to build and grow and garner a reputation - on someone elses dime.
do you have a degree? getting your CMP is helpful but nor mandatory. THere is the ABA and Special Events..... tons of things around. what state are you in??

My ex-friend stole a husband at his family's church, breaking up the family and then continued to go to the same church with her new blended family. I told her I didn't want my daughter to hang out with women who betray other women. They got divorced two years later when the man realized how much he lost.
Maybe that is the reason for getting married there. Wonder how they'd feel if you showed up for every church service they attended there?

If you work 20 hours per week, and have 80 hours of open projects, then type at the bottom ';4 weeks worth of work.'; Give him a copy of this list every week and keep a copy for yourself.

I took a mini-conference on ';How to Get Respect'; for administrative assistances. It was really about people not understanding how much we do. This is what they suggested:
1. Make a list of all duties
2. Add deadlines for each

4. Touch base with him on a regular basis, maybe even daily, to show the progress (on non-progress) of things.
If he sees a long list he will hopefully understand why others are not getting done.

It is a foundation work in the arena of people skills. Also reckognize that you have to show the boss how it helps him to solve the problems. Also , there are those that are just immovable. If that is the case , and you are unhappy, find another job.

You need to show him everything that's in queue. You need to ask him which is a priority, which needs to be done second and so forth. Lay it all out and show him. Ask for direction. If it's too much, he needs to know.

Or write him a note or sumthing, like a letter letting him know. You don't want to get blamed on sumthing that he think you did but you didn't do it because he wasn't listening, right? I've done the corporate thing, and although it made me a decent living, I was miserable. So I made the commitment to myself to pursue my music career, ALL THE WAY. Not trying to find time after a long hard days work at a stuffy corporation then come home EXHAUSTED and try to muster up some creativity to write some music. I just wasn't working at all. Since i've been unemployed my craft has gotten stronger, and I know its only a matter of time until it really starts to pay off (i've made a few bucks here and there, but it's not steady). Being unemployed is really starting to take its toll. I have montly benefit checks that come in but its not nearly enough to pay my ever growning debt. Any advice on how to take control over this situation? I know that getting a job is the most obvious choice but getting a job will take away from my music, which I am working full time on. It's not paying off now. It could be years before you sell anything. Face it, there are thousands of people doing the same thing you are. There is a real posibility you will never make a living at this. You're setting yourself up for a real disaster. Like I said, I know lots of artists and the one who last have substantial adult incomes. Usually apart from their craft. Persue your dream but face reality. If you're really ready to do what it takes, realize it'll probably take two full time jobs. One is for the music, one is for the income.

I don't know if you have a Bachelor's, but graduate school is great! They'll usually pay you a little to teach some undergraduates the fundamentals of whatever you're learning to do at a higher level. If you didn't do undergrad, then what better time?
You can meet lots of like-minded people, especially in grad school. People who are in the same spot you are. You can learn from extremely bright, experienced individuals (profs) how to do your craft better than you ever imagined. You can usually take some college loans which offer a much better interest rate than any other source of debt....

Take a stick of butter and rub the turkey down with butter and get some butter under the skin of the turkey. Season it with poultry seasoning, salt and pepper. Don't forget to season the cavity.
tuck the ankles of the bird into the pocket of skin at the tail end. Tuck the wings behind the bird.
Cook the turkey breast down at 400 degrees for 30 minutes
Turn the turkey back over cover with a tent foil and cook at 325 until done.
Take the turkey's temperature don't rely on the pop up thing.
Thickest part of the breast should be 165 degrees
Thickest part of the thigh should be 170 to 175 degrees
8 to 12 pounds 2 3/4 to 3 hours
12 to 14 pounds 3 to 3 3/4 hours
14 to 18 pounds 3 3/4 to 4 1/4 hours
18 to 20 pounds 4 1/4 to 4 1/2 hours

i would recommend getting your feet wet with a caterer or hotel that does a minimum of 40 weddings a year. also working with a church(es) wedding coordinators. there is so much more to it then the movies. things will pop up and you will have to be able to control and fix every situation. the timing will need to be coordinated so knowing how long it takes to serve the food (and how to carry a tray) are imperative, cutting the cake.... all those things. once you have the experience....
i would work a couple/few years with a reputable hotel or hall/venue. do the extras on your own and that will allow you the ability to build and grow and garner a reputation - on someone elses dime.
do you have a degree? getting your CMP is helpful but nor mandatory. THere is the ABA and Special Events..... tons of things around. what state are you in??

i would recommend getting your feet wet with a caterer or hotel that does a minimum of 40 weddings a year. also working with a church(es) wedding coordinators. there is so much more to it then the movies. things will pop up and you will have to be able to control and fix every situation. the timing will need to be coordinated so knowing how long it takes to serve the food (and how to carry a tray) are imperative, cutting the cake.... all those things. once you have the experience....
i would work a couple/few years with a reputable hotel or hall/venue. do the extras on your own and that will allow you the ability to build and grow and garner a reputation - on someone elses dime.
do you have a degree? getting your CMP is helpful but nor mandatory. THere is the ABA and Special Events..... tons of things around. what state are you in??

I told her I didn't want my daughter to hang out with women who betray other women. They got divorced two years later when the man realized how much he lost.
Maybe that is the reason for getting married there. Wonder how they'd feel if you showed up for every church service they attended there?

I don't have much advice about fixing up, but I do recommend using the company Buy Owner instead of a real estate agent. it will cost you 1/4 of what a realtor charges, and your house is advertised in a catalog and online until it sells. They come out and take professional photos, and handle all the paperwork for you. You have to set up appointments and show the house to the prospective buyer, but it's worth it to save some $. My hubby and I were moving out of state so we hired a friend to show our house for us. The whole process was very smooth, and they were easy to work with and very informed.

You need to appeal to a large group of prospective buyers.
Paint over loud, bright, or dated colors with off white paint.
Make buyers feel they could move right in.
Box up clutter.
Leave open spaces on shelves and surfaces.
Febreeze the carpets, couches, and drapes.
If you are spending any amount money. The best things to update are the fixtures in the kitchen and bath.
Start at the curb, take a picture of the house's exterior. Then study it carefully. Back when we took slides I'd suggest turning the slide backwards so it seemed like a different home. Study it for first impression. People won't even leave the car if there are problems outside, broken gutters, bad concrete, needs paint (you can sneak by and just paint the front), etc.
You might consider taking pictures of the interior rooms and look at them carefully. Ask friends to comment on what they see. Don't be offended if they suggest changes. Listen, they may help you sell that house which is the goal. Your feelings have to be put aside.
Front door is first impression. Clean, neat, no dog scratches on the door.
From then on clean, uncluttered so the house appears larger. Move out extra furniture, books, misc items. If you want to keep and move this stuff, rent a storage locker. Go sleek but not stark. They are there to see the room size, not your collections of ancient tribal African masks. If the bedroom furniture barely fits, for the sake of selling the house, get rid of some items. You want the furniture in your house to fit. Clutter doesn't sell.
As mentioned above, no stains on the carpets.......I'd be in trouble there. If wood floors, get them shined up. No cracked floor or wall tiles. No pet smells. Either wash the walls or repaint them in neutral tones. People may not like that purple wall you just love. They can paint it their favorite color later.
Kitchens and bathrooms sell a home. How do your's stack up? Check for leaks and repair. Declutter. Fix anything broken, loose or looks bad. Kitchen re-do are very expensive, do what you can to make yours look it's best without breaking the bank. Declutter, paint, new hardware on the cabinets, a nice tablecloth on the table are all ideas.
Bathrooms of course can't have mold....icky. Keep the decor simple, remove magazine racks, etc. Shine up everything.
Clean all light fixtures, lamps and windows. Because when the house is being sold, you want to turn on the lights, even if it is day time. Open the drapes or blinds wider than you would normally. Well lighted homes sell better than dark gloomy homes.
Before the people arrive, turn on the hotwater faucets so the hotwater is available quickly.
In a conspicuous spot have a one page synopsis of the house and picture. Also include a map showing location of shopping, schools, parks or other important locations that may help with the sale. Have plenty of copies for them to take.
Don't be there when the house is sold. If the people have questions, it needs to go thru the realtor. People tend to sabatoge their own home sale.
