Does anyone have any advice and experience about how to locate, buy and renovate a derelict property?

For example, how do you find out who the owner is? How much cant you expect to pay... for example, is there a certain percentage rate or discount for them? And are there any special taxes to consider? Do you need to go through the local council?Does anyone have any advice and experience about how to locate, buy and renovate a derelict property?
Not to be disrespect full of you but the little knowledge you seem to have don't bother to try because someone will beat you to the property and if you employ people to help you achieve your goal your are likely to get ripped off. If your are in the south wales area I can give you some advice. (I am an ex builder)Does anyone have any advice and experience about how to locate, buy and renovate a derelict property?
To locate a derelict property:

Go to Manchester

to buy a derelict Property:

Get inside, board up the windows

To renovate a derelict Mancunian Property:

Can of petrol, pack of matches and the number of the insurance company
Check the court house for auctions on back taxes. They can tell you all about it. But, before you do this does your city have a law that all rennovations must be done by licensed contractor. Then you have to go to your bank to get the money to buy the property and bring it up to code. I took a Real Estate course-never bought any homes. You'll need a home inspector, and a exterminator. The home inspector will have a list of things that need done.
find a realestate agent that works on bank properties and with the local banks. They will be able to find you a place and get any repro home you want.
